PlotDig brings collected public records, maps and research coverage together around a property. Start with an address or folio, review the property file, and follow the official sources behind the records.

Anyone doing serious property research: attorneys, owners, developers, architects, engineers, lenders, title teams and other real-estate professionals. We are starting with Florida workflows and learning from our invited users.

PlotDig is currently invitation-only. Use the email address that received your invitation, confirm your sign-in link, and review the Terms when prompted. Then explore a jurisdiction map or search the Properties page by address or folio. An expired link? Request a new one from the sign-in page.

Coverage varies by location and source. Property files can include permits, zoning and land-use records, environmental records, building-safety information and other collected evidence. Check Data sources and the property’s Research coverage for the actual sources, dates and gaps. A jurisdiction on the map does not mean every type of record is available there.

Different sources publish and are collected on different schedules. PlotDig shows source dates and collection context where available. A source-wide snapshot is not necessarily a fresh lookup for your particular property. Open the official source when a current status matters.

No. A source may be unchecked, incomplete, unavailable or inconclusive. Even a completed lookup with no matching records answers only that particular source query. PlotDig does not issue clearance statements or tell you that a property is free of problems.

An Exact Record link opens the supporting source row or document. A Source Portal may require a search. Expand it and use the copy-ready Search with values to find and verify the record in the official system.

No. Mapped boundaries, intersections and nearby records are screening tools. They are not surveys, legal-boundary determinations, permitted-use conclusions, development-right determinations or agency approvals. Confirm the applicable records with the source and your professional advisers.

No. PlotDig helps assemble and trace evidence. It does not replace legal advice, a title search, a municipal lien or payoff search, a survey, engineering analysis or an environmental assessment. Professional judgment remains essential.

No. The current product organizes collected records and uses deterministic rules for summaries and suggested follow-up. Source-backed facts remain separate from rule-generated review items. Neither is a legal conclusion.

Your invitation is for you; do not share your account or private sign-in links. The latest successful sign-in replaces older sessions. Offered exports are for reasonable, human-directed internal research under the Terms. Automated collection, bulk feeds, resale and integrations require a separate written agreement.

Some records require an agency request, a fee, authorization or professional access. The Additional Data section identifies some of these paths. Contact us to discuss a gap; an available path is not a promise that PlotDig has obtained the record or can deliver it by a particular date.

Tell us what you were trying to do, which page or property you were looking at, and what happened. Feedback from the alpha helps shape the product. Never send passwords or private sign-in links; remove them from quoted emails before replying.
